Garden Mill Scheme
This site has been in the same family ownership for 3 generations. Owned by one of the local Estate Agents, we had an established relationship with the owners who trusted us to take the site through the planning process on the basis of an Option to purchase agreement. This site was extremely challenging due to its steep topography. It’s also sensitive given it’s a greenfield site and in AONB.
We carried out significant Environmental Assessment to ensure no biodiversity or other impact that can’t be mitigated. We particularly worked hard to ensure a Grade 2 listed building nearby wasn’t impacted by any significant harm from the development scheme. Our team designed a range of bespoke homes that took into account local Character and responded to the topography.
The homes vary from 2 bed to 5 bed homes benefitting from wide views across varying parts of the town and landscape. The benefit of the site is that it’s located right in the town and within easy walking distance of the Estuary, park and town amenities. The planning application was challenging and despite securing Planning Officer recommendation to approve, we ended up Appealing the refusal handed down by members.
The Inspector finding that the scheme was appropriate and responded to the specific challenges the site presented. We secured the consent with a reduced requirement for affordable housing after we put together a detailed Viability Assessment. Currently a sale has been agreed with a housebuilder who is progressing proposals to commence build out of the site.
